If you're going to market and sell you house without a realtor, then this is THE book for this task. Even if you decide to go with a broker, the checklists in this slim and useful guide will help you to become an informed and prepared seller. Although many things in these lists seem obvious, there are so many eureka moments that this book would be worth it at 3x the price.For example, get an appraisal after your house is spiffed up and you think that it's ready for sale. Duh-oh, this will give you a realistic assessment of what your house is really worth in today's market. Have you done everything in the preparation lists - like cleaning the windows and removing all of your personal crap? Have you maintained your home over the years and kept its infrastructure up to date? To do it right, it will take 6 months to a year to get your house ready for sale. If you have no idea what's really involved in selling your home, then buy this book.Let's face it. You can let your ego run amok and think that all of your stuff, er treasures, make your house an easy sell. OR, you can buy this book, follow its guidelines and get the most band for your buck for what's most likely your single largest asset. Personally, I want as much as possible in my pocket and a good sale sale. Spruce it up, price it right and get it sold.Thank you, Mr. Jake Posey!
Lots of great advice on taking the FSBO route. With the help of this book, I sold my first home for a price near what a seasoned realtor's market research indicated would be reasonable... but I didn't have to fork over the 6% commission. The experience of getting to show my buyer's the house and getting to know them was very pleasant as well. My buyers also came to the table without an agent, so their were some hiccups along the way to closing as both sides learned the ropes of the process. However, I would say this guide prepared me pretty well. One recommendation of the book I'd have to go against regards letting your attorney suggest a title company. Find your own. The title company recommended by my attorney caused some undue delays and expense by having my attorney to clear a ridiculous issue (a lady who had filed for bankruptcy and had the same name as one of the previous owner of my house, but lived in a town 2 hours away. Public records made it clear these 2 ladies were not the same person, so it should have never been flagged as an issue). That made me question why my attorney recommended them; did he know they would put in a frivolous issue so he could charge additional time to "resolving" it. Don't shy away from the FSBO route if you can manage the extra work. By far, the most effort went into cleaning, re-cleaning, staging the house, taking photos, and advertising. Zillow and ForSaleByOwner and some printed flyers were all we needed for our average, but not cookie-cutter house.
This is a great book which helped us sell our home on our own in a very short amount of time...and at full asking price!If you have already done some research on your own and are willing to take what feels like a somewhat scary risk of selling your home on your own, buy this book. It explains the process from beginning to end very well and summarizes the steps in a checklist type format.By the way, one section talks about potentially using an MLS agent to get your home on the MLS. We had very good success with BuySelf.com. They were a little more expensive but I'd argue you get what you pay for. BuySelf provided excellent phone support (based out of Minnesota - thanks William and Al!), MLS listing updates made at no charge as needed, and you even get a lockbox for your door. I highly recommend both this book and BuySelf as a listing agent.FYI - I have no personal interest in this book or company, I'm just sharing my experience as a satisfied customer for other potential home sellers who don't know where to get started.Good luck in selling without an agent!
This book is easy to understand and very helpful. It's full of information yet short and to the point. I appreciate the script to use when looking for a real estate attorney. I also like the "red flag" tips. Makes me feel confident that I could sell my own house without any reservation.
This is a great book for those who need practical advice for how to sell their home the smart way. I found the tips for how to price your home useful. It's easy enough to price a home based on what neighbors did or by calculating backwards based on how much you want to take away from a sale. But, Jake is right... don't do this. Doing research on home listing and recent sales prices in the area and getting an appraisal for the home is the only way to ensure that you're being fair and will sell your home in a reasonable amount of time.
I got curious about the book because of the subtitle - ...selling your home for more money without an agent - because my recent experience buying a house had me thinking about the work that an agent actually does in the process of buying or selling. Jake Posey provides a step by step guide on selling your property that is relatively simple, and helps uncover the secrets of legal paperwork that is really the only (at least in my mind) thing that urges the common homeowner to find an agent (and lose precious $$$!) in the process.

The basics. But it is good to have a "checklist". Might have missed a few things otherwise. More a booklet than a book - but the tips are worth it.
